Maybe you just want to know who the different types of owners in your market are, so you can focus on what matters most to your goals. Don't get me wrong - there's no magic in modern farming tools, but Title Toolbox has so many options that may make you rethink your strategy.

Usually, when I go over this product one-on-one with someone planning to get started with a farming strategy, the main question at the beginning is – what is your preferred approach?

This really plays a big role in what kind of data you may need. My role is not to tell you what data to use but just to make sure you know what’s available.

Here are a few features I believe are overlooked and most people find useful:

The Upload Feature – You can import any list from another database, as long as it includes a zip code and street address, or an APN. Think of past clients, your sphere, lists from the MLS or even just an older farm list you like that you want updated.

Statistics – this allows you to single out small geographic areas that may have better turnover

Individual/Company Owner – easy way to find all of the LLC/Inc owners in your geographic area.

Total Assessed Value – a simple way to find all of the homes that still have a low tax basis

Radius + Limit Records – You can use a large radius and add filters, and the limit feature will ensure you only get the properties closest in proximity to the center point.

Dynamic Data

Dynamic Data – This one is somewhat new to TTB, but basically, you choose an area, then specific filters (most likely you will want the premier/paid data), then TTB collaborates with a company called Print Genie that creates a drip campaign to properties that match your preferred criteria.

This all comes with a cost, of course, but let that simmer in your brain for a minute - it's unique and very low maintenance once you get started.
